Program
Residential and commercial building within an urban block, developed as part of the masterplan for the conversion of the former barracks in Potsdam-Krampnitz. The 87 residential units are primarily oriented towards the adjacent park. The commercial volume, designed as a separate structure with 4,300 m² of gross floor area, acts as a buffer between the residential area and the mobility infrastructure.

Concept

The building site marks the starting point of the new development along the main access axis, Schwedische Allee, and borders the centrally located park to the north. The design responds to and benefits from these two key elements of the masterplan „Potsdam-Krampnitz”.

A freestanding commercial building is positioned along Schwedische Allee, mediating between the planned neighbourhood garage and the adjacent residential development. The programmatic division into three distinct volumes fosters a varied and urban streetscape. 

The concept of „Living by the Park” defines the residential character of the site, with the apartments oriented towards generous views of the park. The articulation of the volumes creates a central courtyard that links the building ensemble both to the urban context and the adjoining green space, forming a key interface between built and open space. 

Efficient circulation routes and optimized building depths enable a rational organization of the layout, including escape routes via fire ladder access. At the same time, the façade design introduces a differentiated articulation of the volumes, providing sheltered and high-quality outdoor areas and breaking down the overall mass into a human scale.
