Concept
The 2.8‑hectare site of the former McGraw Barracks in the southern part of Munich offers employees of the Bavarian state and their families the opportunity to establish a new neighborhood.
The masterplan is divided in three components. Public spaces and retail are located in the southernmost block, at the intersection of Stadelheimer Straße and Tegernseer Landstraße. At this corner, the new building creates a clear address and a new entrance to the development. The two remaining residential blocks, each incorporating integrated daycare facilities, are set back from the busy main roads. Their staggered arrangement shapes three urban courtyards, providing generous outdoor spaces for childcare and community use.
Articulated building volumes with varied heights, setbacks, and connecting passages ensure permeability and spatial diversity. Despite its high density, the design fosters a neighborhood that feels open, accessible, and human-scaled.
