Concept

The project area along the Spree River is atmospherically defined by its waterfront location to the west, the historic Funkhaus building to the south, and industrial structures from various eras across the site. The design approach evolves directly from these existing spatial conditions.

The result is a campus-like urban quarter with interconnected, publicly accessible, and spatially diverse open spaces. A mix of commercial and cultural uses activates the ground floor, which is consistently designed as a public, urban interface.

The design is shaped by four key principles:
1. A defined urban edge along Köpenicker Chaussee / Rummelsburger Landstraße
2. A built structure that opens towards and orients itself to the Spree
3. A green riverside promenade with diverse spaces to linger
4. A central “Maker Street” as the vibrant core of the neighbourhood

Taller buildings along the waterfront serve as urban markers, forming a distinctive skyline and strong visual identity beyond the site.
